GMS Legal & Conveyancing supports people who need help with property matters and related documents. Our team works from our Toukley office and assists clients in Wyong and surrounding areas, as well as the Central Coast, Lake Macquarie and the Hunter Valley.


We handle conveyancing tasks such as contract review, preparing and lodging documents, coordinating key dates and communicating with agents, lenders and other parties. We also offer wills, powers of attorney, deceased estate matters, notary public services, retirement village matters and JP services.


Appointments are available in person, so you can bring your paperwork and discuss the next steps. Fees and scope can be outlined at the start of a matter, with updates provided as documents are received and milestones are reached. If you have a contract for auction or private sale, you can request a pre-signing review. If you prefer, we can provide copies of documents on request.

He holds Master’s degrees in both Commercial Law and Wills & Estates. Tony joined GMS Legal & Conveyancing in 2025 and provides practical advice and guidance to clients across the firm’s property and estate matters.

Kerrie has worked as a licensed conveyancer for more than 20 years and manages the firm’s busy conveyancing department. She assists clients with buying and selling property and is known for her friendly and practical approach to guiding clients through the conveyancing process.

Marilyn was born and raised on the Central Coast and brings extensive local knowledge to the firm. She has been part of the GMS Legal & Conveyancing team since 2005 and oversees the day-to-day management and administration of the practice.

Licensed Conveyancer


Leila joined the legal industry after working in banking and now has more than 15 years’ experience in conveyancing. She assists clients with property transactions and is known for her organised and supportive approach throughout the process. Leila is also a Justice of the Peace.

Melissa Lewis

Conveyancing Paralegal


Melissa assists the conveyancing team with preparing contracts and managing property transactions. She has been part of the GMS Legal & Conveyancing team since 2006 and is known for her efficiency and attention to detail when supporting clients and the conveyancing team.

Estate Planning Paralegal


Anne assists the firm’s solicitors in Wills and Estates matters, including estate planning and administration. A long-time Central Coast local, she has more than 40 years’ experience working in legal offices and is known for her supportive and compassionate approach to clients. Anne is also a Justice of the Peace.

Barbara Brown

Probate Paralegal


Barbara works with the firm’s Wills and Estates team, assisting solicitors with estate administration. She has more than 40 years’ experience working in legal offices across several areas of law and brings extensive knowledge to probate and estate matters. Barbara is also a Justice of the Peace.

Elsa Bendt

Conveyancing Assistant


Elsa joined the firm in 2024 and assists the conveyancing team with property matters and client support. She is currently studying to become a licensed conveyancer and enjoys helping clients through the buying and selling process.

Natasha Harris

Probate Paralegal


Natasha has worked in the legal industry for nearly 40 years. She assists the firm’s solicitors with probate and estate administration matters and is known for her careful and methodical approach when supporting clients and preparing estate documents.

Eleora Tawake

Estates Assistant


Eleora is a final-year law student at the University of Newcastle and assists the Wills and Estates team with estate administration work. She has appeared on the University’s College Commendation List for two consecutive years.

Meg supports the firm’s clients and staff in her dual role as receptionist and legal assistant. With many years’ experience working in office environments, she assists clients at reception while also supporting the solicitors and legal team with administrative and legal tasks.

A seemingly small change such as mowing the lawn, can strongly influence how the buyer views your home, and whether or not they will make an offer.


The amount of the offer will also vary depending on how much attraction your property provides. People buy on emotion, so when they inspect a home that is bright, clean and well maintained, they are more likely to provide a higher price. On the other hand, when the house is poorly presented, the buyer is less likely to become emotionally involved and tend to offer a lower price.

What Do I Need as a Seller

Your best chance at instantly grabbing the attention of any potential buyer is to evoke a positive reaction when they pull up at the front of your property. Take a look at your home and ask yourself if there’s anything you can easily do to improve the aesthetics.

  • Are there weeds in the garden?
  • Do the gates work?
  • Is the driveway clean?
  • Are there cobwebs?
  • Does the house need repainting?
  • Do the flyscreens have holes in them?

Be in the buyer’s shoes and think about what you would expect if you’re planning to purchase a home. It’s also always a good idea to start decluttering your home prior to selling. Go through your belongings and decide what you don’t need. The less items you have, the bigger the place appears.


It’s easy to ignore clutter in your own home, but remember buyers are looking at everything for the first time, so you want to make sure that only the best aspects of your home stand out.
